Brokers looking to place a deal in Langley always face the same immediate question: which one? There is Langley City, a compact, urban core, and then there is the Township of Langley, a sprawling municipal giant covering 308.03 square kilometers that completely wraps around it. The two have separate municipal councils, different tax rates, and completely different development plans. With a population of 132,603, the Township is a massive, diverse region that blends high-density, master-planned suburban neighborhoods with massive blocks of active agricultural land. It stretches from the Fraser River in the north all the way down to the United States border, sitting directly on the boundary line between Metro Vancouver and the Fraser Valley.

The local real estate market shifts completely depending on your exact coordinates. Up north, commuter hubs like Willoughby and Walnut Grove are packed with high-density townhouses, low-rise condos, and major retail power centers. If you head south and east toward Brookswood, Fern Ridge, or Aldergrove, those suburban grids give way to mature tree canopies, large residential lots, and multi-acre hobby farms. Then you have Fort Langley on the river, which acts as a historic, high-priced boutique enclave. Because a vast portion of the Township is locked in the provincial Agricultural Land Reserve, urban expansion is physically boxed in. This regulatory constraint forces intense development into the remaining unzoned pockets, keeping property values high and construction crews busy year-round.

Buyers generally target the Township because they want extra square footage without losing a viable commute to Vancouver. It is a family-heavy market, fueled by buyers moving east from Surrey, Burnaby, or Vancouver proper who want larger backyards, multi-car garages, and fast access to Highway 1. The local economy is diverse, supported by agriculture, logistics, light industrial parks, and heavy commercial retail. It is also home to a massive concentration of self-employed tradespeople and business owners who need properties capable of housing a workshop or parking heavy equipment, which keeps those southern acreage properties in constant demand.
